What the result includes
Loan principal = price − down payment. The loan payment uses the validated monthly EMI formula. Estimated monthly ownership budget = EMI + annual property tax ÷ 12 + annual insurance ÷ 12 + other monthly costs. These annual estimates are spread evenly for budgeting; actual bills need not be monthly.
For a 1,500-unit price, 300 down, 0% loan over 12 months, 120 annual tax, 60 annual insurance and 10 other monthly costs, borrowed principal is 1,200, EMI is 100 and monthly budget is 125.
The CFPB explanation of total monthly mortgage payments distinguishes principal/interest from tax and insurance. It is a general budgeting reference; this calculator applies no country-specific lending or insurance rules.
Assumptions and limits
Fixed nominal rate, equal monthly periods and payments in arrears. Annual ownership costs stay fixed; they are not financed and do not reduce principal. Add mortgage insurance or association fees yourself under other monthly costs when relevant. Closing costs, stamp duties, loan fees, utilities, repairs, rate changes and escrow timing are excluded unless you explicitly include suitable recurring estimates. The output does not determine affordability, eligibility or required down payment.
Price 0.01–1 trillion units; down payment 0–price; remaining loan must be zero or at least 0.01. Rate 0–100%; term 1–600 whole months. Each annual tax/insurance estimate and other monthly costs: 0–1 billion units. A full down payment produces zero EMI, while ownership costs remain. This is an estimate, not advice or a lender quote.
Privacy and rounding
Inputs remain in browser memory without uploads or saved financial values. CSV includes the entered price/down payment, borrowed amount, monthly cost breakdown and rate, term and annual-cost assumptions. Entered price and down payment keep their numeric precision; derived amounts use six decimals. Reset restores illustrative inputs; Undo last action recovers inputs, currency search, panel state and accepted results after Reset or choosing loan payment only. Editing an input discards recovery.
Is this my lender’s total payment?
It is a budget estimate. A lender may collect escrow, insurance or other charges differently. Compare your agreement and bills.
Will ownership costs grow over the loan term?
This tool holds them fixed for the current monthly budget. It does not forecast future tax, insurance or maintenance changes.
